Landlord vs Tenant laws you MUST know before investing or renting

Debating between living or investing in DC / VA / MD?  Most people first think of tax benifits (which state has higher tax rate?).  But more importantly, which state has the law that is on YOUR side?

Below are 3 links that briefly summarize the landlord/tenant laws in DC, Virginia, and Maryland that would be good for you to know!

Perhaps the one most significant difference is, that DC requires the landlord to let the tenant stays for as long as they wish (or as long as they pay rent) on a month-to-month basis even AFTER their lease expires,  while Virginia only requires a 5 day notice to vacate if the tenant missed a rent payment.

Maryland requires a lead based paint testing and inspection before the landlord is even allowed to get a rental license, while Virginia requires the landlord to disclose that they don't know whether there's lead based paint or not.

In District of Columbia, each landlord is required to get a basic business license in order to rent out their property, same as Maryland.  In Virginia, there's no such thing.

Regardless of which state you rent in, it is critical to read each line of the fine print of your lease.  When it doubt, ask your Realtor!
